Mueller bursts with major developments

H-E-B, hotel, children’s museum among projects

AUSTIN (KXAN) – By the end of 2013, the Mueller development in Central Austin should be bursting with activity from at least 11 freshly opened projects – from a new H-E-B to the new Austin Children’s Museum.

The following projects are slated for the development, most breaking ground in 2012 and opening sometime in 2013:

  • Bordered by Philomena, Mattie and Simond streets along Berkman Drive

Residence Inn by Marriott

  • Southwest corner of 51st Street and Lancaster
  • 112 rooms, four stories
  • Features one- and two-bedroom suites and studios
  • Projected to be the first Texas LEED-gold-certified hotel
  • Built for longer stays, able to serve families at nearby Dell Children’s Medical Center
  • Will have about 3,000 square feet of separately accessible ground-floor retail space

Austin ISD Performing Arts Center

  • Western side of Mueller Boulevard between 51st Street and Barbara Jordan Boulevard
  • 59,000 square feet, with open plaza area and parking garage
  • Includes 1,200-seat auditorium and 225-seat black box theater
  • Facility offices for AISD’s Fine Arts Department

Pecan Street Demonstration Lab

  • Southwest corner of Berkman Drive and Antone Street (across the street from the former control tower)
  • Scientists to study the connection between human behavior and energy use
  • Tests how homes interact with a new smart grid electrical system
  • More than 200 volunteer residents in and around Mueller already participate in this research
  • Expected to open this summer

New apartments by Simmons Vedder

  • Mueller Boulevard and Philomena Street (next to Mosaic at Mueller apartments)
  • Four stories, offering one-, two- and three-bedroom residences and five two-story live-work unites
  • 301 apartments, 275,000 square feet, two courtyards, a pool
  • Residences will have 10-foot ceilings, granite countertops, wood floors and stainless steel appliances
  • Ten percent will be part of the Mueller Affordable Homes Program for families making 60 percent of less of Austin’s median family income

New patient wing at Dell Children’s Medical Center

  • Philomena Street near the Seton Administrative Offices
  • Third patient tower now under construction
  • 72 new beds
  • Increased critical care capacity and expanded medical capacity in areas like inpatient rehabilitation and the cardiology department
  • Expansion happening earlier than expected due to an increased demand and support
  • Adds and expands other programs like orthopedics and sports medicine, craniofacial and reconstructive plastic surgery and the neurosciences department

Austin Children’s Museum

  • Simond Avenue generally across from the playscape at Mueller Lake Park
  • 28,000-square-foot building, 0.64-acre tract
  • Current downtown location is leased, not owned
  • Nonprofit is running a capital campaign to fund the new building

Austin Playhouse

  • Simond Avenue next to Austin Children’s Museum across from Mueller Lake Park
  • Includes 200+ seat main stage and 99 seat flexible second stage
  • Gallery, public spaces, classrooms, and support facilities like a scene shop, costume shop and administrative offices
  • Planned arrangement with Artspace to build four stories of artists’ lofts on top of the theatre, pending funding
  • Moves group from current Penn Field location

Mueller Market District

  • Southeast corner of 51st Street at Berkman Drive (Berkman will be built from 51st Street to Simond Avenue)
  • Located on a 16-acre tract
  • 110,000-square-foot shopping center, featuring stores (including anchor H-E-B) and restaurants

H-E-B

  • Bordered by 51st Street and the future extensions of Berkman Drive and Marbara Jordan Bouelvard
  • Anchor in the Mueller Market District
  • 75,000-square-foot H-E-B grocery store
  • Will be the company’s most sustainable store to date
  • Will be used as a testing ground for sustainable design strategies with a focus on energy and water reduction, plus recycling programs
  • Hancock Center and Springdale locations will remain open after Mueller store opens

Mueller Trailer Eats

  • Along Airport Boulevard next to the Browning Hanger and near the Mueller Central Information Center
  • Currently in use at the historic Browning Hangar
  • Features a variety of trailer park eateries open seven days a week

Upon completion of the entire Mueller development, officials estimate there will be more than 10,000 new residents and 10,000 permanent jobs.
